The Harborview Medical Center - Ninth & Jefferson Building is the third project Wright Runstad & Company developed for King County using the 63-20 non-profit/ private/public partnership model. This 14-story, 421,838 square foot building is positioned on the easterly crest of the hill along Ninth Avenue, and signals the gateway to the Harborview Medical Center campus. The building provides medical office space for Harborview's expansion of outpatient clinics plus labs and offices for various UW Medicine departments and King County agencies.

The building design includes a below grade 650-space parking garage, a three floor podium with full block coverage, and a tower from Floor 4 through 14, set-back from both Ninth and Terry Avenues. The front lobby entrance is located on Jefferson Street, facing west towards Ninth Avenue. The pedestrian scaled podium and the set back of the lobby are designed to respect and complement the existing campus buildings. This set back of the base structure at the corner of Ninth Avenue and Jefferson Street, allows the streetscape to be the primary interface with the community, reducing building scale at the street level and creating a safe and active public space. Additionally, retail spaces wrap around the building along James Street and Ninth Avenue and at the corner of Terry Avenue and Jefferson Street.

The building exterior is a combination of classic "Harborview" brick at the base, punched window openings and granite columns at street level. A glass curtain wall along with metal panels, metal grilles and granite are woven together to enclose the tower. The building design includes flexible efficient floors with a structural grid system designed for medical use at 32 x 34 feet. An expansive loading dock with specialty features serves the entire Harborview Medical Center campus.

Ninth & Jefferson Building was awarded LEED Gold certification in July 2010 by the U.S. Green Building Council.  The building also won BOMA's "The Outstanding Building of the Year" (TOBY) award for excellence in the medical office catergory at the local level in November 2011.
